Mold Inspection in Strathmore, Syracuse

You can usually guess which corner of a Strathmore basement is damp before you walk down the stairs. The neighborhood was planned on the hillside above Onondaga Park, so nearly every lot was cut into a slope. Groundwater travels downhill just as surface water does. The buried side of the house is what stops it.

These are substantial houses for a city street: brick, stucco and Tudor revival, laid out as one piece early in the last century on curving roads that follow the contour instead of fighting it. From the upper streets you look down over Hiawatha Lake in the lower park. Look instead at your own foundation and you will often find one wall buried nearly to the joists while the wall opposite is barely below grade at all.

The soil doing the pushing is fill and glacial till, packed tight and slow to release what it holds. After a thaw or a long stretch of rain it stays loaded. It leans on the deep wall the entire time. This is pressure rather than a leak. There is no hole to find. Water arrives through the cove joint where wall meets footing, through a hairline crack in the block or up through the slab at the low corner.

Why is the damp corner always on the uphill side?

A wall buried nearly to the joists is holding back a column of saturated ground. The wall on the downhill side is holding back almost nothing. Same house, same year, same block work, completely different job. Under load, water does not need a crack: it works through the pores in block and through the mortar joints, arriving as a broad damp patch instead of a trickle you can trace with a flashlight.

Because the wetting is slow and even, people miss it for years. The classic Strathmore version is a basement finished as a playroom back when the house last changed hands, with paneling or drywall furred out an inch off the block. The finish keeps the air still, the block behind it stays cool and damp. Growth builds on the back of the board where no amount of looking around the room will find it.

Grading and gutters still matter on a slope this steep. Getting roof water off the high side is always worth doing. It rarely finishes the job on its own though. Surface work fixes the top few inches of soil. Everything landing on this hillside is headed down toward the flat of the Onondaga Valley. The pressure reaching your wall is coming from farther up and farther down the hill than any shovel reaches.

What can an inspector tell from the slope before opening the basement door?

A good visit starts outdoors. The inspector walks the high side, notes where the drive cuts into the bank, where a retaining wall holds soil back, where the downspouts discharge and how far the land falls between your foundation and the neighbor below. From that they can usually name the wall that will read wet, then go down and check whether the meter agrees.

Agreement is useful information. If the prediction from the topography matches the readings, the cause is groundwater pressure and the fix is a drainage question. If they disagree, if the damp wall is the shallow one or the wet spot sits high on the block, then something inside the house is leaking, which is a plumber's problem and a much cheaper one. Sorting those two apart before you take bids is most of the value of the visit.
