Air Quality Testing in Mattydale, NY
Ask around this county when mold gets going and almost everyone says spring, once the snowpack lets go. Under a Mattydale crawl space the worst month is July.
The hamlet filled in fast along Brewerton Road in the years after the war, small capes and ranches for people working the plants strung along the corridor and the field at Hancock just to the northeast. Unlike the older city neighborhoods, a large share of these houses never got a full basement. They sit on a slab or over a shallow crawl space, on flat ground that drains south toward Ley Creek.
That changes the failure mode completely. A slab edge and a crawl space wall both sit close to grade, so lawn snowmelt wicks in at the perimeter instead of pouring down a foundation wall. And the vents cut into those crawl walls, which were supposed to keep the space dry, spend every humid summer doing the opposite.
Why is July the worst month under a cape on Brewerton Road?
The ground under a crawl space stays cool all summer. The air outside in July does not. When that warm, heavy air comes through the vents and touches joists, ducts and the underside of the subfloor, all of which are sitting at ground temperature, it gives up its moisture onto them. The vents are feeding the problem they were installed to prevent. They do it on the nicest days of the year.
Growth then starts on the top face of the crawl space insulation and on the underside of the floor, which is the one surface in the house nobody has looked at since it was built. Fiberglass batts held up with wire sag once they take on water. The paper facing on the old ones is food. None of this is visible from inside the house. The first sign upstairs is usually a floor that feels cold in a warm month.
The old rule was to open the crawl vents in summer and close them for winter. In this climate that is backwards. Sealing the space, covering the bare ground and controlling the humidity inside it is the direction most repairs go now. An inspector should be reading the moisture in the wood before anyone starts cutting or sealing anything.
What does an air sample show that a look under the floor does not?
A crawl space is not sealed off from the house. Air moves up out of it through every penetration in the floor. In most of these ranches the heating ducts run through the crawl as well, so a leaky return pulls that air in and distributes it to every room. A visual check tells you there is growth under the floor. Sampling tells you whether it has arrived where you sleep.
That means taking air in a bedroom, in the crawl and outside the door on the same visit, so the numbers can be read against each other rather than in isolation. If the bedroom looks like outdoors, the floor is doing its job even with a mess below it. If the bedroom looks like the crawl, the duct work and the floor penetrations move to the top of the repair list.
Book the visit in the muggy stretch of summer rather than in April. Testing a crawl space during the thaw catches the wrong season for this kind of house. The same postwar pattern runs on into North Syracuse, north through Liverpool and out toward Cicero. The timing advice holds all the way up the corridor.
